Primark is preparing one of its most ambitious retail expansions in Portugal, confirming plans to open a major five floor flagship store in the heart of Porto as part of a wider investment strategy that will reshape its presence in the country. The project reflects the brand’s long term confidence in the Portuguese retail market, combining urban redevelopment with large scale job creation and a significant boost to commercial activity in several key cities.
The Irish fast fashion retailer has announced a total investment of around €45 million in Portugal, a move expected to generate approximately 300 new jobs across multiple locations. The expansion plan is scheduled to be completed the summer of 2027 and will increase the company’s national footprint to 18 stores. The strategy includes new openings in Castelo Branco, Porto, Setúbal and Vila Nova de Gaia, alongside the ongoing expansion of its existing store in Coimbra, located in Fórum Coimbra, which is currently undergoing enlargement works to meet growing customer demand.
A central highlight of the expansion is the planned flagship store in Porto, which is set to become one of the brand’s most prominent retail spaces in Portugal. The store will be located in the Palladium building on Rua de Santa Catarina, one of the city’s most iconic commercial streets known for its historic architecture and high footfall shopping environment. The development will transform the site into a five floor retail destination while preserving the architectural identity of the original structure, blending modern commercial design with heritage conservation in a way that aligns with Porto’s urban character.
According to reports cited Executive Digest, the Porto flagship will represent a new retail model for Primark in Portugal, focusing on large scale urban stores rather than traditional mall based outlets. This approach is designed to increase accessibility for city centre shoppers while strengthening the brand’s visibility in high density commercial districts. The integration of a multi floor layout also reflects growing consumer demand for immersive shopping environments that combine fashion, lifestyle and convenience under one roof.
The expansion comes at a time when Portugal’s retail sector is experiencing steady recovery and transformation, with international brands increasingly investing in physical stores despite global shifts toward online commerce. Industry analysts suggest that Primark’s decision to prioritise large format stores signals continued confidence in in person shopping experiences, particularly in major urban centres such as Porto, where tourism and local consumption continue to drive strong retail performance. The creation of new jobs across multiple regions is also expected to contribute to local economic activity, particularly in secondary cities where retail development plays a key role in employment growth.
As construction plans progress toward the 2027 completion target, the project is expected to become one of the most significant retail developments in Portugal in recent years, reinforcing Porto’s position as a key commercial hub in the Iberian retail landscape while expanding Primark’s long term footprint across the country.
